Dubai Metro Blue Line: How Major Infrastructure Projects Could Reshape Property Values
Billions of dirhams in Dubai infrastructure spending could push property values near new Metro stations up by 25%.

Major Dubai infrastructure projects totalling well over AED148 billion are forecast to reshape the emirate's real estate market, with land and property values near Dubai Metro Blue Line stations potentially rising by as much as 25%, according to a study by W Capital Real Estate Brokerage cited by Zawya.

The findings highlight a shift in investor focus away from established Dubai districts and towards communities that will benefit from new transport links and economic anchors. Developers and investors are increasingly looking at connectivity as a primary driver of long-term value.
The Four Dubai Infrastructure Projects at the Centre of the Study
W Capital's study identified four schemes as the principal drivers of change: the AED128 billion ($34.9 billion) expansion of Al Maktoum International Airport, the AED20.5 billion Dubai Metro Blue Line, the Fourth Federal Corridor, and Etihad Rail.
Together, these projects are designed to improve connectivity across Dubai and the wider United Arab Emirates, supporting both urban expansion and the emergence of new residential and commercial districts.
What the Dubai Metro Blue Line Will Deliver
The AED20.5 billion Blue Line will extend 30 kilometres and include 14 stations, connecting established and emerging districts including Dubai Creek Harbour, Dubai Silicon Oasis, International City, Mirdif and Al Warqa, according to Zawya.
The line is expected to serve communities with a combined population of more than one million people. Daily ridership is projected to reach 200,000 passengers by 2030 and approximately 320,000 by 2040.
The project is also forecast to generate more than AED56.5 billion in economic, social and environmental benefits by 2040, based on projections from Dubai's Roads and Transport Authority (RTA).
The Evidence from the Red Line
Historical data in the W Capital study, drawn from property consultancy CBRE, offers a useful benchmark. Residential properties within a 15-minute walk of Dubai Metro Red Line stations recorded average price growth of 26.7% between 2010 and 2022, compared with 24.1% across Dubai's wider residential market over the same period.
That outperformance of approximately 2.6 percentage points gives investors a concrete reference point, though W Capital cautioned that future performance would also depend on supply, demand, construction quality and the availability of community services.
Arabian Business reports that RTA projections place potential land and property value gains near Blue Line stations at up to 25%.
Al Maktoum International Airport and Dubai South
The expansion of Al Maktoum International Airport represents the single largest project in the study, at AED128 billion. The development is designed to accommodate up to 260 million passengers annually and includes plans for five parallel runways and 400 aircraft gates.
The scale of the airport project is expected to strengthen Dubai's position as an aviation and logistics hub. W Capital's study suggests this could support employment growth and drive demand for residential, commercial and mixed-use properties in Dubai South and surrounding districts.

What Investors Should Watch
The W Capital study underscores a broader trend: infrastructure investment is increasingly central to real estate decision-making in Dubai. Areas with direct access to new Metro stations or proximity to the expanded airport are drawing attention from buyers and developers who previously focused on more established districts.
The caveats from W Capital are worth noting. Property value growth near the Blue Line will depend not only on transport access but also on the pace of residential supply, the quality of new developments and the speed at which community amenities are delivered.
The Bottom Line
Dubai infrastructure spending at this scale sets a clear direction of travel for the property market. The combination of a major new Metro line, a vastly expanded airport and national rail connectivity points to sustained demand in districts that were previously considered peripheral.
The RTA's own projections of up to 25% value growth near Blue Line stations, supported by the Red Line's historical track record, give the analysis a credible foundation. Investors and developers will be watching closely as construction timelines firm up and station-area masterplans take shape.
